For over two years, Watercolor community members have been working to address the popularity and demand on the neighborhood amenities. The quantity of people during the peak season has made it necessary to expand the pool capacity and deck space for a better experience. The plan presented to the neighborhood advises an expansion of the Beach Club pool and Camp Watercolor pool. Two new pools are planned for the Beach Club, which will triple the pool capacity. The Camp Watercolor proposal also triples the size of the current pool. In addition, Camp Watercolor would also offer food and drink service similarly to the Beach Club. The expansion proposal also suggests increasing the dinning room space at the Beach Club and improving the welcoming area.

The Kaiya Beach Resort planned unit development (PUD) was reviewed by the Walton County Planning Commission on April 13, 2016 and was approved.
The Kaiya development will be roughly 28 acres, and about 11 acres will be dedicated as green space. The Kaiya neighborhood is directly to the West of Alys Beach and North of the Sand Cliffs neighborhood. Kaiya will also develop the 2 acre strip of land to the East of Sand Cliffs and South of 30A, which will contain 95 feet of beach frontage and provide access to the Gulf of Mexico.
Kaiya will consist of 54 single family homes, 21 row houses and 73 condos. A 25 unit inn will be built as well. Kaiya will contain commercial space that provides local shopping and restaurants. Biking and walking trails will be built throughout Kaiya, and a large pool will be placed at the top of the dunes with great Gulf views.
The next step is for the Board of County Commissioners to review and approve this development. This meeting is scheduled in May 2016.

As the graph below shows, several homes in Rosemary Beach are selling for a tremendous amount of money. In the past 6 months, one home sold for $10,250,000. Currently, there is a house pending with a list price at $10,900,000. The most expensive house available for sale in Rosemary is listed at $14,500,000.
Don’t get the wrong idea by these enormous sale prices. There are 41 homes for sale in Rosemary with the least expensive home available to purchase at $924,900. At total of 17 condos are for sale with a price range between $775,000 to $2,850,000.
