The team is excited to begin construction on this exclusive Gulf-front condominium, which features:
- Secure Underground Parking
- Pool & Expansive Pool Deck
- Outdoor Owner’s Area with Fire Pit & Outdoor Kitchen
- Private Owner’s Storage Rooms
- Owner’s Golf Carts
- 335 ft. of Private Beach
- Fully-equipped Fitness Center
- Owner’s Common Area with Library, Fitness Room, Catering Kitchen & more
- 30 Day Minimum Rentals
The positive press surrounding the commencement of construction was covered on the evening news and in several local and regional publications. In fact, the team has sold two additional residences since groundbreaking largely because the public now realizes that this exceptional project is undoubtedly moving forward.
Originally 31 units were available for purchase spreading across eight towers, and now only 10 units remain for sale. There has been demand to combine adjacent units, therefore, the 4 units in tower three next to the 4 units in tower four were redesigned and combined to make an ultimate beachfront residence, now called Villas at Thirty-One.
Contact me for current availability and pricing at Thirty-One. Act fast to secure preconstruction rates before the prices increase on Monday, April 11th.

Recently my wife and I were interviewed on 30A radio. Listen below to hear about our move to 30A and how much we love it. Let us know how we can help you make a piece of this wonder place your own.
30A recently launched their very own wine. You can find both the chardonnay and red blend at our local stores and on 30awine.com. Learn all about it by listening to the interview on 30A Radio:
Rainy days at the beach are the last thing vacationers want after waiting all year long for a break from the real world, unless you need a day to escape the sun. Playing board games, working on a puzzle, reading books, or watching movies in a rental house or condo can only last for so long. Several rainy days in a row at the beach can be tough.
Some people use rainy days to go shopping at the Silver Sands Outlet Mall or bowling at Uncle Bucks next to the Bass Pro Shop in Destin. You can also go to the Dave & Busters in Pier Park or the Grand Boulevard movie theater. You can always contact me to find your own 30A beach home or income producing property.
My family’s favorite thing to do on rainy days is to visit the Grayton Beer Company Taproom, which is only open from 4pm to 8pm on Thursday and Friday and from 12pm to 6pm on Saturdays. The taproom is a large open warehouse, where food is served along with freshly brewed beer. Live music is played on Saturdays from 1pm to 4pm. Dart boards and corn hole are also available as you enjoy your different options of Grayton Beer. This past Saturday, our two year old girl had a great time dancing to the live music and playing cornhole, while we chatted with locals and visitors from out of town.
Leave a comment below letting me know what you and your family like to do on rainy days at the beach?

The Rise and Decline of the Redneck Riviera
Finding the perfect beach read is essential to a great South Walton beach vacation. This book is for you! The Rise and Decline of the Redneck Riviera explains the history of the emerald coast from Gulf Shores to Panama City starting in the late 1800’s until the BP oil spill in 2010. The author, Harvey Jackson, is a neighbor of mine in Old Seagrove. He is a wonderful story teller. The book is interesting and entertaining.
Some of the highlights that I enjoyed learning about in the book are:
Emerald Coast History Book
- The development of 30A
- The Butler General Store, now known as the Red Bar
- C.H. McGee, the original developer of Seagrove
- The deal between Florida and Alabama for the Perdido Key Bridge
- How this area gained popularity after WWII
- Development of Highway 331 and Highway 98
If you are looking for a good Spring or Summer read, add this book to your list. You can pick up a copy in Seaside at Sundog Books or on Amazon.
